2. Bookings and Payments

• All bookings must be made through our website or an authorized platform.
• Full payment is required at the time of booking unless otherwise stated.
• Prices are subject to change, but confirmed bookings will not be affected.

3. Cancellation Policy

• For stays of 9 days or less, cancellations must be made at least 14 days before check-in for a full refund.
• For stays of 10 days or more, cancellations must be made at least 30 days before check-in for a full refund.
• Late cancellations or no-shows may result in forfeiture of payment.

4. Check-in and Check-out

• Check-in time: 4pm
• Check-out time: 11am
• Early check-in and late check-out may be available upon request and subject to additional charges.

5. Guest Responsibilities

• Guests must comply with house rules provided upon check-in.
• Any damage to the property or its contents caused by the guest must be reported and may be subject to additional charges.
• No smoking or illegal activities are permitted on the premises.

6. Liability Disclaimer

• We are not liable for any loss, damage, or injury incurred during your stay unless caused by our negligence.
• Guests are responsible for their personal belongings and valuables.

Booking Confirmation A booking is confirmed upon receipt of the full payment and acceptance of these Terms and Conditions. Guests will receive a confirmation email detailing the booking specifics, including property address, check-in/check-out times, and any additional information pertinent to the stay. 2. Payment Terms • Deposit: A non-refundable deposit of 25% of the booking may be required to secure the booking. • Balance: The remaining balance is due 30 days prior to the check-in date. • Security Deposit: A refundable security deposit of [Insert Amount] is required to cover any damages or breaches of this agreement. This will be refunded within [Insert Number] days after check-out, subject to property inspection. 3. Check-In and Check-Out • Check-In Time: From 4pm • Check-Out Time: By 11am • Early check-in or late check-out requests must be approved in advance and may incur additional charges. 5. Guest Responsibilities Guests agree to: • Occupancy Limits: Not exceed the maximum occupancy limit of 8 persons. • Property Care: Maintain the property in good condition and report any damages or issues promptly. • Noise and Nuisance: Refrain from causing disturbances, including loud music or parties, and comply with local noise ordinances. • No Smoking: Smoking is strictly prohibited inside the property. • No Pets: Pets are not allowed unless prior written consent has been obtained. • Compliance: Abide by all house rules and local laws during the stay. 6. House Rules • Quiet Hours: Between 10 PM and 8 AM. • Garbage Disposal: Dispose of waste in designated bins and follow recycling guidelines. • Appliance Use: Use appliances responsibly and turn off when not in use. • Security: Ensure all doors and windows are locked when leaving the property. 7. Damages and Security Deposit • Guests are responsible for any damages caused during their stay. • If taken, the security deposit will be used to cover repair or replacement costs. • If damages exceed the deposit amount, guests will be billed for the additional costs. 8. Liability Hawken Rentals Ltd is not liable for: • Personal injury or loss of personal belongings during the stay. • Events beyond our control, such as natural disasters, that may affect the booking. 9. Access to Property Hawken Rentals Ltd reserves the right to access the property during the stay for necessary maintenance or inspections, with prior notice to guests. 10. Termination Hawken Rentals Ltd reserves the right to terminate the booking without refund if guests breach any terms of this agreement or guest code of conduct or house rules, engage in illegal activities, or cause significant disturbances. 11. Governing Law These Terms and Conditions are governed by the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the English courts.
